Owner/Landlord

Provide commercial real estate owners with the highest level of representation, which includes a thorough analysis of an owner’s options; re-lease the property and not sell it, sell the property, or some combination of the two.  Always with the goal of helping the owner develop a clear vision of how to maximize the property’s value, both today and in the future.

 

 

Owner/User

We work with many “owner/users” who have specific needs that we identify and differentiate from those of a more traditional commercial real estate investor.  The owner/user will prioritize his or her need for a building’s specific physical characteristics above the need for the building’s cash flow.  They understand that the physical characteristics are paramount to the overall profitability of the business, where a more traditional investor is more concerned with the cash flow and how it affects the return on investment.  The Neault Industrial Group understands these priorities and takes them seriously, allowing us to better serve this specific type of industrial building client.   

Tenant Representation

After determining the tenant’s needs, do a comprehensive market analysis while working closely with business owners and/or executive management of companies that need assistance in evaluating both the strengths and weaknesses associated with their existing lease document(s) and the physical space their company occupies in one or more location.  These options include providing the professional experience and representation necessary to allow a tenant to engage their landlord in a meaningful lease renewal negotiation and knowing they have all the necessary tools to get the best deal possible.  Another option would be the relocation of the business through a detailed analysis of the marketplace to find the new location(s) or facilities that will allow the business to take advantage of efficiencies their current facility or facilities do not provide.   

Property Management 

We feel a holistic approach to our client’s needs is essential.  We work with several excellent commercial property management companies that specialize in various property categories.  Many of our clients ask us for a referral which we are happy to provide, since they realize that beyond a solid brokerage team, they need a solid property management partner as well.  This ensures a smooth acquisition, or disposition of a property or portfolio of properties, and will also help our client maximize cash flow over time.  This is a skill that effective property managers and owners realize is invaluable.     

Investment Brokerage

We provide our investor clients the highest level of expertise (CCIM designation) related to the financial analysis, the physical analysis, and market trends that affect a single property or portfolio of properties.  We present a look at how the market trends will affect the property’s investment horizon both today and in the future.  We counsel out clients on the best time to buy and when an owner can expect to maximize his or her return on investment.  Subsequently, the owner can make informed decisions on whether to hold the property or engage the Neault Industrial Group in helping the owner put together a disposition strategy.  

Site Development 

Our developer clients are looking for a brokerage team that will help them locate an appropriate site for any given development.  This means the Neault Industrial Group assists in providing the necessary market data which includes market rental rate projections, demographics, and financial modeling concerning future anticipated cash flows and operating expenses.  This ensures our clients can accurately measure the investment returns and risks inherent in ground-up development.  Should the development move forward, we develop a specialized marketing plan and lease-up schedule, or anticipated sales schedule for our clients to utilize in discussions with their lenders and possibly with other investors who may be affiliated with the development.
